Peace of Mind

Every Pearl resident qualifies the same way.

We apply one income standard to every application, with no exceptions. It is a quiet promise to the people who live here: the neighbor beside you met the same standard you did.

How to read this grid

  • This is the entry point. Each figure is the approximate minimum income to lease the lowest-priced residence on that plan. Higher floors and premium residences rent for more and require proportionally more income.
  • The math. The 3 to 1 standard means household gross income of at least three times the monthly rent. Monthly income needed equals monthly rent multiplied by 3. Annual income needed equals that monthly figure multiplied by 12.
  • Approximate, and moving. Figures are rounded to the nearest one hundred dollars per month and are based on current starting rents. Rents change, so treat these as close estimates and confirm the current figure before relying on it.
  • Base rent vs. Total Monthly Leasing Price. These figures use base rent. If qualification is applied to the Total Monthly Leasing Price instead, add the $174 fixed monthly essentials, which raises the required annual income by about $6,264 on every plan. Water, sewer, and renters insurance are variable and are not included. Confirm the qualifying basis before using this prospect-facing.
  • The Cadbury (B7). Its figure matches The Stokes per the current pricing file, but the Cadbury rent is not yet finalized and is expected to price higher. Do not quote a Cadbury figure until ownership confirms.
  • Market-rate only. This grid covers Pearl's market-rate residences. The income-qualified (affordable) residences use income limits set by program guidelines, not a 3 to 1 minimum, and are not shown here.
  • Not an offer. Income is one factor in Pearl's screening. This grid is a general reference, not a guarantee of approval or an offer to lease. Figures are subject to change and availability.
Figures derived from current starting rents in the Pearl inventory pricing file (V5.1). Standard: 3 to 1. Approximate; verify current pricing before publishing.

Every applicant must have satisfactory rental and/or mortgage payment history. If applicants have ever been evicted or sued for any lease violation, the rental application will be rejected. A history of late payments will also be grounds for rejection.  Rent payments are due on the first of the month.

Rental Criteria for Luxury Apartments

Apartments become available when they are deemed ready for move-in. A vacant apartment will not be deemed available until it has been cleaned, resident prepared and certified by the Property Manager. The list of available apartments is updated as each apartment becomes available. An apartment that was unavailable in the morning may become available later the same day as make-ready work is completed.

All persons over the age of 18 residing in an apartment are considered parties to the lease and must qualify financially.

Every roommate must complete an application. Each applicant will be separately qualified. The income requirement may be combined.

To prevent overcrowding and undue stress on plumbing and other building systems, there are restrictions on the number of people who may reside in our apartments. In determining these restrictions, this firm will adhere to all applicable Fair Housing laws. Two persons per bedroom is allowed.

Every apartment application is evaluated in the following manner:

Applicant submits a rental application, answering all questions on the application form, and authorizes the employment history, rental history, and credit and criminal background checks via signature and date.

Applicant pays the nonrefundable application fee.

From applicants’ responses to the application questions, management will determine whether the applicants qualify for the requested apartment.

Management will check each applicant’s credit report, employment history and rental references to confirm that all meet our rental criteria. If the applicant(s) meet the criteria, the application will be approved.

This process takes one to two days. Available apartments will be rented to applicants in order that the respective applications are approved.  Please complete your application expediently so you do not miss out on the next apartment.

Applicants once approved must supply proof of renters insurance to the rental office. The coverage amounts for renters insurance must be a minimum of $300,000 liability coverage and $20,000 personal content coverage. Resident must agree to list Yardley Flats as an interested third party on their policy. Residents may also take out renters insurance through the leasing center.
